The challenge
The lot sat two feet above the seasonal water table, and the approved drawings assumed a conventional spread footing that the soil report did not support.
What we did
We stopped before mobilising, brought the engineer back for a revised foundation design on augered piles, and re-permitted. The redesign added three weeks up front and removed the settlement risk entirely.
Outcome
Delivered eleven months after groundbreaking, one week ahead of the revised schedule, and passed the foundation inspection first time.
