Gut renovations, layout changes and structural reconfiguration. When a wall comes out we tell you whether it was load-bearing before we quote it, and we price the beam and the footing rather than discovering them mid-demolition.
Older properties hide things: knob-and-tube wiring, cast iron drains at the end of their life, undersized panels, asbestos in the mastic. We open a small inspection area early and re-price honestly if the conditions differ from what we assumed.
You get a written allowance schedule for every finish, so the moment you upgrade a tile you can see what it does to the total. No end-of-project reckoning.
