The challenge
The homeowner had two previous quotes to remove the dividing wall. Neither had priced a beam. It was carrying the second-floor joists.
What we did
We had an engineer specify a flush-framed LVL beam and a new footing under the bearing point, permitted the structural work, and installed it with the ceiling line unbroken so the finished room shows no drop.
Outcome
Nine weeks door to door. The structural work cost less than the difference between the two original quotes.
