The challenge
Four years of patch repairs had been chasing stains rather than entry points. Water was entering at a parapet detail sixty feet from the visible damage.
What we did
We ran a moisture survey across the deck before quoting, mapped the wet insulation, and replaced only what was saturated instead of the whole field. The parapet was rebuilt with a proper counterflashing termination.
Outcome
Twenty-year manufacturer warranty registered to the owner. No leak calls through the two freeze–thaw cycles since.
